Manchester Mortgages were contacted by first time buyers late on a Friday afternoon after they had been turned down for a mortgage by their bank Halifax plc.

The lender had rejected their application primarily because one of the applicants had a satisfied CCJ registered four years ago but also that the other applicant had within the last 6 months gone from part time to full time. With a different employer.

They had found a property they wanted to buy and their offer had been accepted by the estate agent selling the property.

Manchester Mortgages obtained a full understanding of the First Time Buyers financial situation, Credit history, Employment history and residential status.

One applicant was a UK National and their spouse had indefinite leave to remain in the UK.

After researching the market and speaking with a number of lenders Manchester Mortgages were able to recommend Leeds Building Society and were able to obtain an agreement in principle. All by 10am on the following Monday.

On the Tuesday the full mortgage application was submitted to the Leeds Building Society. By the Thursday the mortgage application was fully assessed and the mortgage valuation / homebuyers report was booked for the following Tuesday. Two day later the full mortgage offer was issued at a better rate than was being offered by the Halifax plc ( The lender who the clients banked with and had rejected their application).

Manchester mortgages were also able to recommend a solicitor who would act independently on their behalf at a lower cost than the solicitor recommended by the estate agents.

The First Time Buyers were happy that they were able to obtain the mortgage and are well on their way to owning their first property.
