Covid Update

The Property Market is Open for business…

On Wednesday 13th May 2020 the British Government said that Estate Agents are able to open for business and that people are able to move home observing strict social distancing rules.

Valuers/Surveyors are now booking appointments to carry out surveys with Lenders Like Halifax, HSBC and Santander starting to book appointments immediately

Other Lenders like Accord Mortgages are looking to start booking valuations later in the week and the Nationwide Building Society have said they are working with Valuers to get booking appointments as soon as possible.

One of the Governments guidelines for viewing properties is that Buyers must be serious. But what does serious look like ?

Well in our opinion serious must mean if you are a First Time Buyer you have sufficient deposit and have a Mortgage agreed in Principle with a lender, if you’re a home owner you must have your property on the Market to be sold or agreed a sale pre lockdown and have a mortgage agreed in principle or be a cash buyer.

So what are the lenders offering ? There are only a handful of lenders offering 90% mortgages at this current time with more of the High Street lenders offering 85% mortgages.

It is expected as confidence comes back to the economy and the housing market more lenders will be offering more mortgages options.

So how does this help me now ?
